This door had been “fixed” three times in two years - new bottom seal, new hinges, more caulk. The real problem was the panels themselves, drinking up ground moisture from an automatic sprinkler that hit the door twice a day. We measured the opening, helped the homeowner pick a Clopay steel-back insulated door in a wood-grain finish that matched the house trim, and scheduled the install for a Thursday when they could work from home. Removed the old door, installed the new one with a vinyl weather seal and aluminum threshold, and hauled the rotted wood away. No more swelling, no more sticking, and the R-value dropped their garage temperature by a real margin in July.

The opener worked when it wanted to, which meant the homeowner was parking on the street about half the time. Worse, it predated federal safety sensor requirements, so it would close on anything in its path without reversing. We installed a LiftMaster belt-drive unit with battery backup - required by code for new installations in this area - and ran new low-voltage wiring for the safety eyes. Programmed two remotes, the wall button, and their phone through MyQ. We also lubricated the door and adjusted the spring tension so the new opener wasn’t fighting old friction. The impact bent two vertical track sections and cracked the bottom roller bracket on the left side.
